<br />Page 3 <br /> <br />It is also required that outdoor storage areas be screened <br />from public rights-of-way. The applicant is proposing to provide <br />this screening by planting a mixture of wax myrtle and crepe <br />myrtle trees along exposed portions of the property perimeter <br />(See Exhibit B). <br /> <br />Because the existing paving extends to the front property <br />line, the plantings to be located on that face of the site are to <br />be placed on the Fairmont Parkway right-of-way. The plantings to <br />be placed along the west face of the property will be located on <br />the applicant's property. <br /> <br />Regarding the final two performance standards, the concrete <br />paving constitutes dust free surfacing and no additional yard <br />lighting has been proposed at this time. Should lighting be <br />added in the future, it can be specified, (as a condition of the <br />electrical permit) that all lights be directed towards the <br />interior of the property. <br /> <br />Conclusion: <br /> <br />This Special Conditional Use request appears to meet the <br />prerequisite requirements of the Zoning Ordinance and is <br />therefore eligible to be considered for approval. <br />
