• • <br />Planning & Zoning Commission <br />• Bayou Forest Subdivision <br />Staff Report of 429-93 <br />19. Unsubdivided Developments: <br />Not applicable. <br />20. & 21. Streets and Street Names: <br />'The following street names are not acceptable: <br />Bayou Forest Drive (North, East & West), Bayou Oak Circle, Bayou Grove <br />Circle, Aspen Glen Circle, Bayou Shadows, Hickory Circle, and Pine Tree. <br />22. Utility Easements: <br />Except for what appears to be an existing 10 foot easement located on the <br />southern boundary of the subdivision, no utility easements are shown on the <br />plan. Potable water and sanitary sewer lines are shown as being run within <br />the street rights-of-way. There are no notes regarding provisions for <br />electrical, natural gas, telephone and cable tv service. <br />• 23. Existing Public Utilities: <br />Locations are properly noted (Sheets #2 & #3). <br />24. Flood Hazard Area: <br />Property contour lines and elevations are shown. Flood plain designations <br />have not been indicated. These designations should be noted. <br />25. Under the PUD guidelines, an application for a Special Use Permit must be <br />submitted at the same time the General Plan is submitted. No application <br />has been received to date. <br />26. The drainage is apparently being handled through the use of lagoons for <br />detention. Discussions with the developers revealed that the lagoons will be <br />continuously wet facilities for amenity purposes. Several questions need to be <br />addressed including: <br />1.
