Realty Advisors, L.L.C. <br /> <br />33.16 Acre Tract, being all of Outlots 34, 35, 46, 47, 54 and 55 and Part of <br />Outlots 36, 45, 66 and 67, La Porte, Volume 59, Page 313, H.C.D.R., <br />situated in the Richard Pearsall Survey, Abstract 625, Harris County, Texas <br /> <br />High Density Residential (R-3) and Low Density Residential (R-l) <br /> <br />Residential Subdivision <br /> <br />Spencer Landing is a proposed major subdivision to be located on the north <br />side of Spencer Highway in the 11,400-11,500 Block. (See Exhibit A) The <br />General Plan for this subdivision was Approved. by the Commission during <br />their April 17, 1997 meeting. <br /> <br />The Preliminary Plat for this subdivision was Conditionally Approved by <br />the Commission during their May 1, 1997 special called meeting. The <br />"amended" Preliminary Plat is a separate item on the agenda and requires <br />separate action. <br /> <br />Approval of the Final Plat and all accompanying documentation by the <br />Commission will require the developer or owner to commence construction <br />of improvements within one year of Development Authorization. <br /> <br />Disapproval of the Final Plat will require the filing of a new Final Plat. <br /> <br />In reviewing the Spencer Landing, Section I Final Plat, staff finds that it <br />complies with most of the development ordinance requirements. The <br />items which have not been satisfied shown on the following page and staff <br />can ensure they are met. The Final Plat checklist follows this report. <br /> <br />There are three outstanding items which need to be addressed at this time. <br />Other items shown will simply need to be satisfied prior to the formal <br />recordation of the Final Plat. <br />
