As required on the preliminary plat, the paved turnaround surface should <br />have a full 50' paved radius. <br /> <br />2. As required on the preliminary plat, the three survey control monuments <br />and survey monument tie-in must be shown on the final plat. <br /> <br />3. The underground loop easements need to be located as per Houston <br />Lighting and Power letter dated 5/20/97. One easement is not shown <br />and the other easements are located south of the reference property <br />lines rather than north as requested by HL&P, <br /> <br />4. Street light easements shall be reflected on subdivision final plat. <br />Information shall be in accordance with June 10, 1997 HL&P <br />recommendation. <br /> <br />5. Ownership and maintenance of detention area shall, be referenced on the <br />plat. <br /> <br />6. Sidewalk requirement shall be shown on the plat. <br /> <br />7. Survey control monuments shall be shown on the plat. <br /> <br />8. Formal approval of the covenants. Proposed covenants, conditions and <br />restricitions are under City review at this time. <br /> <br />Items reCluired prior to formal Final Plat recordation: <br /> <br />1. The developer is required to pay street lighting construction cost and <br />electrical service cost for one year. These monies will be deposited <br />with the City in an escrow account until such time as <br />construction/installation is complete. <br /> <br />2, The developer shall construct the proposed improvements in <br />accordance with the approved plans and specifications. <br /> <br />3. The developer shall file the approved covenants, conditions and <br />restrictions simultaneously with the recordation of the final plat. <br />
