<br />e <br /> <br />e <br /> <br />Site Plan <br /> <br />The Zoning Ordinance specifies that a Minor Development Site Plan be submitted in <br />conjunction with a P.U.D. request. In the case of this project, the Minor Development <br />Site Plan should be prepared in a form that is proper for filing and recordation with the <br />Harris County Department of Deed Records. <br /> <br />The applicant has, however, provided a detailed architectural site plan that provides a <br />substantial portion of the information required for review of the application. <br /> <br />While approval of a P.U.D rezone should be withheld until a proper posting, the site <br />plan should be submitted and reviewed in accordance with other ordinances. The site <br />plan currently in the City's possession is adequate for determining overall compliance <br />with ordinance guidelines. Additional information needed during our comprehensive <br />review would consist of: <br /> <br />· The entire outline, overall dimensions and area of the tract described in the <br />application. <br /> <br />· The use, zoning and ownership of all adjacent properties within one hundred <br />feet (100') of the tract boundaries including the location of all structures thereon <br />and the right-of-way widths of all adjacent public roadways. <br /> <br />The existing and proposed topography ,of the tract with contour intervals not <br />greater than 1 foot (1 I). <br /> <br />· The location, general exterior dimensions and approximate gross floor areas of <br />all proposed buildings, or where appropriate. <br /> <br />· The type of each use proposed to occupy each building and the approximate <br />amount of building floor are devoted to each separate use, if appropriate. <br /> <br />· The location and dimensions of all vehicular entrances, exits and driveways and <br />their relationship to all existing or proposed district or development examples <br />for each housing type, <br /> <br />The location and dimensions of all walls, fences, and plantings designed to <br />screen the proposed district or development from adjacent uses. <br /> <br />· The general drainage system, <br /> <br />· Standards for exterior signs, architectural style, landscape concepts, and other <br />variables which will be controlled in the design of buildings in the development <br />area. <br /> <br />Proposed exterior architectural elevations illustrating the basic design elements <br />and material appearances. <br />
