Will <br />these detention areas be "wet" and if so what plans are in place <br />for development and maintenance. <br /> <br />7, See General Plan Checklist for additional Items. <br /> <br />8. A portion of the NC zone comer tract has been included into <br />the proposed apartment development. This piece was to <br />provide access to the site; however, the driveway location <br />conflicts with City zoning regulations. <br /> <br />9. The developer needs to address interior development issues <br />such as easements (on site and east of the proposed site), drive <br />access aisles, building setback problems, etc. <br /> <br />10. Current access to public right-of-ways create congestion or <br />dangers and is not adequate for the safety of the project <br />residents and the general public. <br /> <br />11. Plantings or landscaping are not reflected. <br /> <br />12. The 10.54 acre tract needs to be platted. <br /> <br />Approval of the General Plan by the Commission authorizes the <br />developer to file a Preliminary Plat or Development Site Plan, as <br />the case may be. <br /> <br />Conditional Approval of the General Plan by the Commission <br />requires the submission of an amended General Plan and additional <br />documentation as specified by the Commission. This may be filed <br />concurrently with the Preliminary Plat or Development Site Plan. <br /> <br />Disapproval of the General Plan by the Commission requires <br />submission of a new General Plan. <br /> <br />Major issues concerning the Planned Unit Development process <br />remain; therefore, Staff recommends that the General Plan be <br />"Disapproved" . <br />
