Approve the General Plan as filed; <br /> <br />2. Conditionally Approve the General Plan as filed, provided the <br />reasons for such conditional approval are stated in writing and <br />a copy of the statement is signed by the Chairman of the <br />Planning & Zoning Commission; <br /> <br />3. Disapprove the General Plan as filed, provided the reasons for <br />such disapproval are stated in writing and a copy of the <br />statement is signed by the Chairman of the Planning & Zoning <br />Commission. <br /> <br />Conclusion: <br /> <br />As noted above, the Bayou Forest Apartments General Plan has <br />been found to comply with some City regulations; however, <br />Staff feels the submittal of the General Plan at this time is <br />prem'ature. Comments listed below detail areas. of concern. <br /> <br /> <br />1. Have developer provide the City with a general plan that shows <br />the phase development. The current 10.54 acres could be <br />considered Phase 1 and the remaining 5,65 acre P.U.D, tract <br />could be Phase II. <br /> <br />2. A construction schedule for the 10.54 acre and 6.46 acre tract <br />has not been provided. <br /> <br />3. The Special Conditional Use Permit (SCUP) required for a <br />P.U.D. development is approved by the Planning & Zoning <br />Commission and City. Council. Upon approval, the SCUP <br />information will need to be reflected on the General Plan. <br /> <br />4. The land use map change referred to in the April 21, 1994 <br />Planning & Zoning Commission did not occur. Property is till <br />identified as Low Density Residential. <br /> <br />5. Water and Sewer Extensions are required. <br />
