Jones Survey, Abstract No. <br />482, Harris County, Texas and being a part of a 266.154 Acre Tract <br />described in Film Code 184-69-2052 in the Office of the County Clerk of <br />Harris County, Texas. <br />Present Zoning: High Density Residential (R-3) <br />Reauested Use: Residential Subdivision -(Note: Single Family Dwellings aze an allowable <br />use in a High Density Residential (R-3) Zone.) <br />Background: Fairmont Park East is a residential subdivision off Driftwood Drive and <br />located between Spencer Highway and Fairmont Parkway. The General <br />Plan for Fairmont Park East, Sections Five, Six, Seven, Eight and Nme was <br />reviewed and Approved by the Commission during their April 16, 1998 <br />meeting. (See Exhibits A and B). As required by the Development <br />Ordinance, the mylaz of the approved General Plan has been received by the <br />City. <br />Section VI is being considered for Preliminary Plat approval at this time. <br />(See Exhibit C). As shown, this is a 3 block and 82 lot section. You may <br />note that the General Plan originally depicted 3 blocks and 801ots; however, <br />once this section was surveyed and designed, Block 44 and 46 each had one <br />additional lot. <br />Also, as part of the general plan, the developer had set aside ten (10) acres in <br />Section VI for detention to ensure adequate land azea. However, once <br />calculations were completed, the developer's engineer determined that only <br />8.1510 acres were needed to satisfy minimum requirements. These drainage <br />calculations have been submitted to the city and aze being reviewed along <br />with the utility plans. By submittal of the Final Plat staff will review the <br />calculations and ensure that the proposed detention azea is properly sized. <br />
