Texas Import/Export Pa~Phase I -SCUP #98-001 • <br />7/21/98 - P & Z Meeting <br />Page 3 of 4 <br />• The City requests the developer provide an estimate of increased <br />truck traffic to be generated on a per phase basis. <br />• The City requests the developer provide an estimate of the proposed <br />rail traffic on a per phase basis. <br />• The developer should strive to limit the number of driveway <br />entrances off Highway 146 South. This can be handled through <br />covenants. <br />• The Commission may want the developer to participate in the <br />preparation of studies and plans for the construction of a Fairmont <br />Parkway overpass. This will develop some project readiness for <br />future funding opportunities. <br />Utility Plan <br />• Water -Site is currently fed by one 8" water line. Analysis will be <br />required to determine if adequate potable and fire protection needs <br />can be met. <br />• Sewer -Sanitary sewer needs cannot be met at this time. Off-site <br />extensions and possible easements will be required. <br />• Storm Water -Detention is now the preferred scenario. The <br />detention shown should be reviewed to ensure the location is <br />functional. <br />Pedestrian System <br />• The General Plan should indicate the type of facility and phasing. <br />Beautification and Conservation <br />• The Comprehensive Plan calls for the beautification of the Wharton <br />Weems right-of--way. <br />
