Texas Import/Export Pa~Phase I -SCUP #98-001 <br />7/21/98 - P & Z Meeting <br />Page 2 of 4 <br />Analysis: After discussions with the applicant and staff review of the General Plan <br />Sketch, many issues remain unanswered. Those issues are shown below. <br />Land Use <br />• The City's Land Use Map has been reviewed and staff finds the <br />proposed uses, shown on their General Plan, is similar to the City's <br />Land Use Map. <br />• The ordinance requires all uses and zones to be clearly identified for <br />each phase of the project. <br />Onen Snace <br />• Open space, as identified in our Comprehensive Plan, has been <br />shown on the General Plan. <br />• The Commission may wish to increase the landscape buffer area <br />since a pipeline corridor (which must be kept clear) occupies a part <br />of the proposed buffer. <br />• The developer may wish to consider alandscape/buffer area for the <br />east side of Powell Road. <br />• The Commission may wish to consider increasing the building lines <br />currently shown. Current Heavy Industrial (H.L) setbacks are: <br />Front - 50', Rear- 50' and Side - 30'. <br />• Have developer dedicate land area needed for proper <br />drainage/detention/open space. <br />Thoroughfare Plan <br />• The extension of Wharton Weems Road complies with the City's <br />Comprehensive Plan. <br />• The City recommends these roadways be constructed, as shown on <br />the General Plan, as part of the initial phase. <br />a) Powell Rd. Extension -sixty foot (60') width <br />b) Wharton Weems Rd. Extension -one hundred foot (100') <br />width <br />
