0 <br />Staff Report Fairmont Park East, Section VII January 20, 2000 <br />Final Plat <br />Requested By: Eddie V. Gray, Trustee <br />Requested For. A 15.4191 Acre Tract out of the William M. Jones Survey, <br />Abstract No. 482, Hams County, Texas and being a part of a <br />266.154 Acre Tract described in Film Code 184-69-2052 in the <br />Office of the County Clerk of Harris County, Texas. <br />Present Zoning: High Density Residential (R-3) <br />Requested Use: Residential Subdivision (Note: Single Family dwellings are an <br />allowable use in an R-3 (High Density Residential Zone) <br />Background: Fairmont Park East is a residential subdivision located north of <br />Fairmont Parkway and west of Driftwood Drive (Exhibit A). The <br />General Plan for Fairmont Park East, Sections Five, Six, <br />Seven, Eight and Nine on the east of Driftwood Drive, was <br />approved by the Commission on April 16, 1998. The <br />Preliminary Plat for Section VII was approved by the <br />Commission during their November 18, 1999 meeting. <br />Analysis: Staff, using Development Ordinance 1444, Section 4.04 and <br />Appendix `D' as a guide, has reviewed Fairmont Park East <br />Section Vil Final Plat and found it to be substantial compliance <br />with applicable Ordinance requirements. <br />Section 5.02 of the Development Ordinance empowers the <br />Commission to require pedestrian sidewalks when it feels their <br />inclusion will serve the public interest. Staff would recommend <br />the inclusion of sidewalks within the subdivision. Responsibility <br />for construction of the sidewalks should be specked by <br />covenant. <br />As proposed, Section VII has four blocks and 68 lots (Exhibit B), <br />which equals 4.41 units per acre which is less than the <br />maximum 4.8 units per acre established in the Zoning <br />Ordinance. The subdivision is compatible with the underlying <br />residential land use as depicted on the adopted Land -Use Map. <br />The proposed subdivision will be located in park zone six. The <br />City's Development Ordinance establishes an amount of land <br />for parkland dedication equal to 1 acre per 160 lots. The <br />
