Gray, Trustee <br /> <br />Requested For: A 12.4793 Acre Tract out of the William M. Jones Survey, <br />Abstract No. 482, Harris County, Texas and being a part of a <br />266.154 Acre Tract described in Film Code 184-69-2052 in the <br />Office of the County Clerk of Harris County, Texas. <br /> <br />Present Zoning: High Density Residential (R-3) <br />General Commercial (GC) <br /> <br />Requested Use: Single-family dwelling <br /> <br />Background: Fairmont Park East is a residential subdivision located north of <br />Fairmont Parkway and west of Driftwood Drive (Exhibit A). The <br />General Plan for Fairmont Park East, Sections Five, Six, <br />Seven, Eight and Nine on the east of Driftwood Drive, was <br />approved by the Commission on April 16, 1998. The <br />Commission during their August 17, 2000 meeting <br />conditionally approved the Preliminary Plat for Section Eight. <br /> <br />One of the conditions is an amendment to the General Plan of <br />Fairmont Park East Section Five thru Eight prior to the <br />approval of the Final Plat for Section Eight. Item VII of this <br />agenda reviews the amended General Plan. <br /> <br />Analysis: <br /> <br />Staff, using Development Ordinance 1444, Section 4.04 and <br />Appendix '0' as a guide, has reviewed Fairmont Park East <br />Section Eight Final Plat and found it to be substantial <br />compliance with applicable Ordinance requirements. <br /> <br />Section 5.02 of the Development Ordinance empowers the <br />Commission to require pedestrian sidewalks when it feels their <br />inclusion will serve the public interest. Staff would recommend <br />the inclusion of sidewalks within the subdivision. Responsibility <br />for construction of the sidewalks should be specified by <br />covenant. <br /> <br />As proposed, Section Eight has 4 blocks and 56 lots (Exhibit B), <br />equals 4.4 dwelling units per acre, conforms to the City's Code <br />of Ordinances. A density of about four dwelling units per acre <br />also conforms to the intents of the City's Comprehensive Plan. <br />
