The <br />City's Development Ordinance prohibits the dedication of <br />parkland less than one acre in size; therefore, money in lieu of <br />parkland would be required. <br /> <br />The covenants for Section Eight have been reviewed by the <br />City Attorney's office and found to satisfy ordinance <br />requirements. Paving, drainage, and utility construction plans <br />have been reviewed and approved by Staff. <br /> <br />Conclusion I Recommendation: <br /> <br />There are still outstanding issues with regard to the <br />Amended General Plan for Fairmont Park East, Sections <br />Five through Eight. None of these issues directly affect the <br />layout of Section Eight. Staff suggests the Planning and <br />Zoning Commission consider approval of the Fairmont Park <br />East Section Eight Final Plat subject to fulfilling all conditions <br />of the prelim inary plat approval with the exception of the <br />Amended General Plan. Staff recommends that the City and <br />Developer continue to work to resolve the issues with the <br />Amended General Plan and that an Amended General Plan <br />be finalized and approved by the City prior to the recordation <br />of the Final Plat for Section Eight. Additionally, staff has <br />listed other items that will need to be addressed prior to the <br />recordation of the Final Plat. <br /> <br />1. All construction improvements are complete at site. <br />2. Payment of $419.89 shall be made to the City for street <br />sign installation. <br />3. Payment of $6,663.68 for street lighting cost shall be <br />made to the City. <br />4. Payment of $9,800.00 is made to the City in lieu of <br />parkland dedication. <br />
