A multi ­ <br />is <br />-. <br />family apartment complex is a permitted use in -this. zoning district:: <br />As proposed; Seville Place Aparhnents ' has 21 buildings with 180 - units, <br />comprised of 14.6711 acres, .which comes to be 12 units per acre. Zoning <br />regulations. allow up to 14 units per acre. The required front yard setback is <br />25', ' rear and side yard setbacks are : 20' 'respectively. 10' wide utility <br />easement has been shown for utility layout all over the complex. A storm <br />water detention area is designated besides the Harris County Flood Control <br />District (HCFCD) to. the east.. As required by the Ordinances, the proposed. <br />multi -family development contains a minimum. of two points of entry for. <br />ingress and egress of vehicle traffic. from the adjacent public rights -of way <br />(Venture Lane & Luella Boulevard). <br />Under. the terms of Development 'Ordinance 1444, . the proposed. <br />development is considered'to be a major subdivision:. This is based. on the' <br />size of the development `(in excess of 10 acres). The . Development <br />Ordinance requires a. two -stage approval process for major subdivisions. . <br />The first stage is preliminary plat review and its formal approval followed - <br />by submittal of a separate final plat, along with the' construction drawings <br />-and other applicable documents..
