<br />Exterior Building Design Standards <br /> <br />Applicability <br /> <br />The standards and criteria contained in this section are assumed to be minimum <br />standards and shall apply to all new, altered or repaired construction of <br />residential and nonresidential buildings within the City limits of La Porte and are <br />visible from the applicable thoroughfares as listed in the attached Table. <br /> <br />Classifications <br /> <br />. TIER 1 - Minimum exterior wall standards (fagade) shall be 100% masonry or <br />glass. <br /> <br />. TIER 2 - Minimum exterior wall standards (fagade) shall be 80% of masonry, <br />stucco, or EIFS material on the front fagade of any building facing roadways. <br />Side fagade of such buildings shall be minimum 70% masonry, stucco, or <br />EIFS. <br /> <br />. TIER 3 - Minimum exterior wall standards (fagade) shall be 60% of masonry, <br />stucco, or EIFS material of the front fagade of any building facing roadways. <br />Side fagade of such building shall be minimum of 50% masonry, stucco, or <br />EIFS. <br /> <br />Requirements <br /> <br />. The material used on the exterior fagade of all buildings within the City of La <br />Porte shall conform to the classification referenced, and in accordance to the <br />appropriate roadway system classified on the City's Thoroughfare Plan. <br /> <br />· These standards shall apply to any wall or portion of a wall visible from the <br />roadway (public or private) or abutting residential zoning districts. New and <br />existing building shall also conform to fagade requirements upon a change of <br />occupancy, occupant or tenant (if use has been abandoned per Section 106- <br />262 (h) or any expansion exceeding 1,000 square feet in area of exterior <br />dimensions of a nonresidential or multi-family structure for which permit is <br />applied to the City. <br /> <br />· The buildings built prior to January 1, 2000 are exempt from the fagade <br />requirements of this section unless required by the adopted Building Code. <br />
