<br />SCU06-006 <br />August 17, 2006 <br />Page 5 of8 <br /> <br />staff will review the infrastructure schedule to ensure that adequate <br />facilities are being constructed to serve the needs of this project. <br /> <br />. Article VIII Traffic Control Plan - Truck traffic is typically <br />associated with this type of commercial and industrial development. <br />In an attempt to reasonably control truck traffic, Exhibit "I" is <br />included to further define how truck traffic will be handled. This <br />agreement contemplates that all trucks will enter and leave the site <br />via SH146 and Wharton Weems Blvd. and no trucks will proceed <br />north along Powell Road to Fairmont Parkway. The use of signs, <br />driveway design, routing plans, and individual driver instruction will <br />be used to implement these provisions. This Article also addresses <br />driveway access. Staff and the developer have attempted to limit the <br />installation of driveways within this project by implementing shared- <br />access and cross-access easements. More specific review of this will <br />occur during site plan and plat review as subsequent phases develop. <br />The total number of drives along the SH146 feeder road is limited to <br />18. This assumes that some of the larger tracts will require at least <br />two drives, while some smaller tracts may not require any drives and <br />will utilize a shared access. <br /> <br />. Article IX Site Rail Traffic - The developer is committed to <br />managing on-site rail activities to establish efficient rail car <br />movements that may decrease conflicts at Fairmont Parkway. Also, <br />the maximum number of rail lines is established at 22 and no rail <br />lines will extend to the east side of Powell Road. <br /> <br />. Article X Utilities, Drainage - Staff and the developer agreed that <br />the water system needs to deliver between 4,000 and 6,000 gallons <br />per minute to provide suitable fire protection. This may be <br />accomplished by tapping into the City's existing l6-inch water line <br />on the east side of State Highway146. Sanitary sewer service can be <br />provided via the City's existing trunk sewer main in the K Street <br />right-of-way just south of Fairmont Parkway. Stormwater facilities <br />will be designed in accordance with the City and HCFCD <br />requirements. Design of stormwater detention basins will <br />accommodate features of the Open Space/Trail System. <br /> <br />Exhibit "E" Metes and Bounds Description: <br /> <br />This exhibit establishes the overall boundary of this development. <br />This boundary is shown on the General Plan. <br />
