<br />SCU06-006 <br />August 17, 2006 <br />Page 6 of8 <br /> <br />Exhibit "F" General Plan (GP): <br /> <br />The General Plan basically depicts the ultimate layout of the <br />development. It identifies future land uses, street alignment, utilities <br />and drainage, buffer and setback areas. <br /> <br />Exhibit "G" Land Use Exceptions: <br /> <br />The General Plan makes broad references to land use categories. <br />This exhibit further defines the land uses that are acceptable within <br />various tracts of this development. Uses currently permitted within <br />our zoning ordinance are permitted here with some exceptions. In <br />the Business and Retail (GC) tracts, general contractors, automotive <br />services, outdoor sales and outdoor storage are not permitted. In the <br />Office/W arehouse (BI) tracts, general contractors, automotive <br />services, outdoor sales and outdoor storage, and off-premise signs are <br />not permitted. In the Light Industrial (Ll) tracts, manufacturing of <br />chemicals, outside storage including shipping containers, off-premise <br />signs and a few other uses are not permitted. In Reserve "A" labeled <br />as Rail/Warehouse, the uses permitted in the (Ll) tracts are permitted <br />here including rail activities. Shipping containers that are in transit <br />or are being used to deliver material into or out of the project will be <br />permitted. This use of shipping containers may be incidental to some <br />permitted uses. <br /> <br />Exhibit "H" Declaration of Covenants and Restrictions: <br /> <br />The Restrictive Covenants document provides initial and long-term <br />property control in the business park. Through the assessment of <br />fees, the Property Owner's Association (POA) maintains landscaped <br />areas, common areas, perimeter fences and open space areas through <br />out the park. Significant features of this declaration are as follows: <br /> <br />Permitted and Prohibited Uses - The developer will follow the <br />underlying land uses as depicted on the General Plan. Covenants <br />provide a list of various uses which will be prohibited. In addition, <br />the use of any portion of the subject property shall be subject to <br />zoning ordinances, SIC Code and other laws applicable here. <br /> <br />Architectural Control - Some of the significant property controls <br />that the Restrictive Covenants provides are in the areas of <br />architectural design of buildings. The document states that each of <br />the improvements to be located on the property shall be constructed <br />with exterior materials of brick, masonry, stone, marble, or <br />permanently finished concrete andlor glass, or of an equivalent, <br />permanent, architecturally-finished material to finish grade and no <br />
