<br />Planning & Zoning Commission <br />August 17,2006 <br />Page 2 of2 <br /> <br />Tier I: <br />Any building readily visible from a major thoroughfare or directly abutting a residential <br />development on any side will be 100% masonry and/or glass. Minimum landscaping is <br />10%. <br /> <br />Tier II: <br />Any building readily visible from a collector road or directly abutting a residential <br />development on any side will be 100% masonry and/or glass. <br />Side/rear (if visible to collector road) 50% masonry and/or glass with no corrugated metal <br />or exposed seams. Minimum landscaping is 10%. <br /> <br />Tier III: <br />Any metal building not readily visible from a major thoroughfare or collector road will be <br />100% masonry and/or glass with no corrugated metal or exposed seams. Minimum <br />landscaping 10%. <br /> <br />Several cities in the area have approached this issue by adopting an ordinance, which <br />defines standards to be used on new construction fronting major thoroughfares. <br />Typically, these ordinances mandate the use ofa combination of brick, masonry and glass <br />to a certain percentage to achieve the desired effect. <br /> <br />Masonry may be defined as: brick, stone brick veneer, tilt wall, decorative or textured <br />concrete block, and split face block, stucco, and EIFS (Exterior Insulation and Finish <br />Systems). <br /> <br />Landscaping must be in accordance with the City of La Porte approved list of plants, <br />grass, and ground cover as specified in Section 106-800 of the Ordinance. <br /> <br />Non-conforming Structures must come into compliance with the architectural standards <br />of the TIRZ No.1 with any change of ownership, use, occupancy, or significant <br />expansion of the building (as per Section 106-262 of the City of La Porte Code of <br />Ordinances ). <br />
