Commercial and all residential activities are permitted, except warehousing and storage; <br />however, if owned by or incidental to a primary business they would be allowed as indicated in <br />Table A, Main Street Overlay uses, section 106-441 <br />(Ord. No. 1501-AAAA§ 6, 10-11-04; Ord. No. 1501-MMMM, § 6(Exh.F), 4-25-05 <br />Sec. 106-512. Density/intensity regulations. <br />Maximum Height within the portion of Main Street Overlay District between State Highway <br />146 and Broadway is 30 feet. <br />Refer to Table B, Main Street overlay requirements, section 106-443 <br />(Ord. No. 1501-AAAA, § 6, 10-11-04) <br />Sec. 106-513. Special regulations and procedures. <br />a. For new construction no customer parking is required; however, businesses are required to <br />provide a minimum of two employee parking spaces. Also for new construction, no parking lots <br />shall be developed in front of the building within the overlay portion of the Main Street district. <br />Alley ways within the district shall be considered as driving aisles for the purpose of parking <br />requirements. <br />b. Each business is allowed one wall sign not to cover more than 25 percent of the their exterior <br />fagade, as well as one shingle with a maximum face of 15 square feet per side and a required eight <br />feet minimum clearance. <br />C. When most of a dumpster is visible from a public street the dumpster shall be screened. If it <br />is visible only via the alley from a public street, screening will not be required. <br />d. Property owners are not required to install sidewalks within the district. <br />Refer to articles IV, V, VI and VII of this chapter for further regulations and procedures. <br />(Ord. No. 1501-AAAA, § 6, 10- I 1-04) <br />e. A design certificate is required to implement architectural design standards within Main <br />Street Overlay District. The boundaries for the architectural design standards are from State <br />Highway 146 to Kansas Street on both sides of West Main and East Main Street up to the alley <br />Main Street Design Certificate is required for the following_ <br />1. Construction of a new structure <br />2. Alteration or restoration of any exterior features <br />3. Addition to a structure <br />4. Removal or demolition in whole or in partof any building or structure <br />5. Construction or erection of a new sign <br />6. Removal or substantial alteration of existing signs of historic in nature <br />7. Applying a new exterior siding material <br />8. Addition of new window, door, or dormer <br />9. Installation of burglar bars on interior or exterior of windows <br />10. Creating a driveway or parking facility <br />11. Adding a satellite dish <br />12. Building a deck, fence, or garage <br />13. Enclosing_a porch <br />14. Painting of siding, brick, or masonry <br />15. Landscaping, etc. <br />
