<br />Being a 0.3129 acre tract of land, more or less, out of Arthur
<br />McConnick Survey, A-46 and out of the George Ross Survey, A-646, Harris
<br />County, Texas, said 0.3129 acre tract being a po~tion of that certain
<br />3.0 acre tract as conveyed by Jeff E. Fleming, Trustee, to Texas Alklys,
<br />Inc., by deed dated May 19, 1959, and as recorded in Volume 3705, at
<br />Page 326 of the Harris County Deed Records and a portion of that certain
<br />12.779 acre tract as conveyed by Phillips Petroleum Company to Texas
<br />Alklys, Inc., by deed dated May 22, 1959, and as recorded in VQlume
<br />3712, at Page 95 of the Harris County Deed Records, said 0.3l29 acre
<br />tract being more particularly described by metes and bounds as follows:
<br />Commencing, for reference, at the Northwest corner of the aforesaid
<br />]2.779 aGre tract; said corner is located on the Southerly projection
<br />_ of the centerline of State Highway 134 and is N 20 49' l"', a distance
<br />of 63.4l feet from the most Northerly corner of the aforesaid 3.0 acre
<br />tract.
<br />Thence, N 880 06' 35" E; along the North boundary line of said
<br />Texas Alklys, Inc., 12.779 acre t~act; passing at 18.04 feet the Ea~t
<br />right-oi-way line of State Highway 134; for a total distance of 121.00
<br />feet, more or less, to a point on the present City Limits Line of the
<br />City of La Porte.
<br />Thence, along the present City Limits Line of the City of La Porte,
<br />100 feet East of and paralle~ to the East right-of-way line of $tate
<br />Hi9hway 134; following a non-tangent curve to the right in a Southerly
<br />direction; said curve having central angle of 20 30' 17", a radius of
