<br />Being a 0.097 acre tract of land, more or less, out of the Arthur
<br />McCormick Survey, A-46, Harris County, Texas, said 0.097 acre tract
<br />being a portion of that certain 12.779 acre tract as conveyed by
<br />Phillips Petroleum Company to Texas Alklys, Inc., by deed dated May
<br />22, 1959, and recorded in Volume 3712, at Page 95 of the Harris County
<br />Deed Records, said 0.097 acre tract being more particularly described
<br />by metes and bounds as follows:
