<br />.' <br /> <br />'1 <br /> <br />. <br /> <br />1991 ANNUAL ZONING ORDINANCE REVIEW <br />PLANNING & ZONING ORDINANCE REVIEW <br /> <br />INTRODUCTION <br /> <br />The Planning & Zoning Commission has, over the course of <br />several meetings, conducted a review of Zoning Ordinance 1501. <br />This was the annual review mandated by Section 11-504 of the <br />Zoning Ordinance. On October 17, 1991 the Commission h~ld the <br />required Public Hearing for the purpose of taking additional <br />citizen input regarding the ordinance amendments and rezonings <br />proposed during the review. <br /> <br />After the close of the public hearing, the Commission voted <br />to recommend that City Council approve these ordinance amendments <br />as well as the rezon~ng of property located along the west side <br />of 20th Street (Sens Road). The Commission's specific <br />recommendations are contained in the following report. <br /> <br />City Council, in this second phase oq the review process is <br />asked to consider the Commission's recommendations. Council will <br />then schedule a second public hearing to allow citizen comment on <br />the proposals. Following the public hearing, Council will have <br />the opportunity to adopt the Commission's recommendations. This <br />is done by adopting an ordinance which amends Zoning'Ordinance <br />1501. <br /> <br />The Council has the option to either approve or reject each <br />of the Commission's recommendations. Should a proposed amendment <br />be rejected, it becomes a dead issue unless the Council refers it <br />back to the Commission for further consideration. <br /> <br />26th Street: <br /> <br />There are presently, two Neighborhood Commercial (N.C.) <br />Zones located along the west side of 26th Street (Sens Road.) <br />These zones occupy an area located between North "H" Street and <br />the northern boundary of the Pine Grove Valley Subdivision. The <br />Pecan Villa Mobile Home Park (M. H. Zone) separates the two N. C. <br />zones (See Exhibit A). <br /> <br />The Commission is proposing to rezone these areas <br />Neighborhood Commercial to General Commercial.
