<br />. <br /> <br />. <br /> <br />Preliminary Zoning <br />Page 18 <br /> <br />western portion of Area IV is an issue which will require future <br />consideration. <br />The interior streets serving the subdivisions located in this area <br />appear to be adequate to serve present needs. <br /> <br />Utilities: <br />Potable water is readily available throughout Area IV. Fire <br />protection (fire hydrants) appears to be adequate for present needs <br />but will require upgrading to accommodate future development taking <br />place outside the platted subdivisions. <br />The system of sanitary lines serving Area IV is independent of the <br />system serving the northern portion of the former BayMUD area. While <br />this system is capable of accepting further loading from a limited <br />additional amount of low density development, due to its condition the <br />system is subject to serious infiltration of storm water during bad <br />weather. This factor restricts the amount of additional loading the <br />system is capable of accepting. Future development to be located <br />outside the two plated subdivisions located in Area IV is therefore <br />not practical until repair of upgrade of this system takes place. <br /> <br />Parks & Recreation/Conservation Areas: <br />A new Park Zone, Zone 19, is proposed to encompass Area IV. There <br />are presently two private subdivision parks located in this area, one <br />located west of Boggy Bayou in the Shady Oaks Subdivision, the other <br />located on Galveston Bay in the Bay Colony Subdivision.
