<br />e <br /> <br />e <br /> <br />4. During the Construction Documents Phase ARCHITECT shall: <br />Prepare construction documents ready for bidding, including the following tasks: <br /> <br />a. Construction drawings will be prepared at appropriate scale and <br />include: <br /> <br />Cover Sheet/Area Maps' <br />Location Plans/Sheet Indicators <br />Final Site Plan and Architectural Plans <br />Mechanical Plans and Elevations <br />Final Electrical and Instrumentation <br />Structural Plans <br />Plumbing Plans <br />Detail Sheets <br /> <br />b. Concurrent with the development of design drawings, the <br />ARCHITECT will develop contract documents and specifications. <br />Final specifications will be presented to OWNER for approval. <br /> <br />c. Attend 3 meeting(s} with City staff to discuss project and direction of <br />the work. After each meeting ARCHITECT shall circulate for <br />approval a set of minutes that outline the key topics discussed and <br />any decisions, directions, etc. agreed upon by OWNER and <br />ARCHITECT. <br /> <br />d. Make formal submittal of Drawings, Specifications and Contract <br />Documents for the OWNER's review at the following completion <br />stages: <br /> <br />Interim <br />Pre-Final <br />Final <br /> <br />-50% of Detailed Design provide 1 set. <br />-90% of Detailed Design provide 3 sets. <br />-100% of Detailed Design provide 5 sets. <br /> <br />e. The ARCHITECT will, develop a final "Total Probable Cost" <br />estimate. <br /> <br />f. Provide document sets to OWNER as outlined in Paragraph 1.4.5. <br /> <br />The Construction Document Phase Services will be completed and the Report <br />submitted within 75 calendar days following written authorization from OWNER to <br />ARCHITECT to proceed with that phase of services. <br /> <br />5.
