<br />PLANNING & <br />MEETING OF <br />PAGE 3 OF 5 <br />ZONING MINUTES <br />4/6/89. <br /> <br />This designation would serve as an extension to the existing mid <br />to high density designation presently in place north of McCabe <br />Road. Zoning designations of "R-2" Mid Density Residential or PUD <br />would be appropriate for this type land use designation. <br />A Public Use Designation is proposed to track the course of the <br />western branch~of Taylor Bayou. A Commercial Use node is proposed <br />for the southern portion of this tract, east of Hwy. 146. <br />An Industrial Use designation is proposed for the portion of this <br />area located west of Hwy. 146. This would serve as an extension <br />of the existing land use designation located north of McCabe <br />Road. Highway 146 would continue to serve as the line of <br />demarcation between industrial and non-industrial development. A <br />PUD zoning classification is proposed for this area as well. <br />AREA II: This area is primarily comprised of the Shady River <br />subdivision. Shady River is a 206 lot subdivision which is <br />approximately 68~ built out. Also included in this area is an <br />apartment complex and a small amount of commercial development. <br />The Land Use designation proposed for this area is "R-1", low <br />• density residential. The most appropriate zoning classification <br />with which to overlay this designation is "R-1, Low Density <br />Residential. <br />The eastern portion of this area fronts on South Broadway. It is <br />this portion which is occupied by the apartment complex and <br />commercial establishments. It is proposed to include the <br />apartment complex in the mid to high density land use <br />designation. A zoning classification of "R-3", High Density <br />Residential would serve to render the apartment complex a <br />conforming use. <br />The property south of the apartment complex, fronting on South <br />Broadway contains the commercial establishments, any expansion <br />would have to be confined to a relatively small area. Due to the <br />relatively small size of this tract and the character of the <br />surrounding neighborhoods, a land use designation of Commercial <br />with an overlaying zoning classification of Neighborhood <br />Commercial. would probably be appropriate for this location. <br />AREA III: This area encompasses the Pine Bluff, Bayside Terrace <br />and Bay Oaks subdivisions as well as three apartment/townhome <br />complexes, the Bayshore Elementary School and fourteen (14) <br />commercial establishments. <br />It is proposed to extend the existing Mid to High Density <br />• Residential Land Use Designation that presently encompasses the <br />Cresentview subdivision (located immediately north of Pine Bluff) <br />southward to include this subdivision. <br />
