• • <br />• Page 2 of 4 <br />Planning & Zoning Commission <br />SCU93-001 <br />Analysis: Zoning Ordinance Section 7-700 establishes "Special Use <br />Performance Standards" which apply to Conditional Uses. <br />These standards, as they apply to this request, will be discussed <br />in this section of staffs report. The text of these standards is <br />too lengthy to be included in this report in full, but can be <br />found on Zoning Ordinance pages 63-64. <br />A. ~affic Control: <br /> <br />The proposed site, as noted, was formerly used as a <br />truck marshalling yard. With well over an acre of <br />surfaced area, there is adequate on site parking for both <br />employee's personal vehicles and concrete trucks. The <br />section of Strang Road which connects this site with <br />Hwy. 225 primarily serves industrial traffic; the <br />Southern Pacific rail yard and the trucking firms <br />referenced above. This facility should not have a <br />significant impact on the type or volume of traffic <br />utilizing Strang Road and the adjoining Section of Hwy. <br />225. <br />B. Drainage: <br />The site in question is already surfaced and graded. <br />Drainage modifications, should any be required, will be <br />addressed during the course of the certified site plan <br />review which takes place prior to issuance of any <br />building permit for new commercial or industrial <br />development. <br />C. Compatibility with Surrounding Area: <br />The tract in question is zoned for industrial use. It is <br />located in a somewhat isolated, secluded area (see <br />Exhibit A). This facility should not cause any <br />impairment to the value or use of the adjoining trucking <br />yards or the Southern Pacific rail yard. The location is <br />isolated enough to preclude impact on other properties. <br />• <br />
