In addition, the Developer or Subdivider must submit a <br />General Plan in accordance with the requirements of the City of La <br />Porte Development Ordinance. Said General Plan shall be submitted <br />prior to the submission of a Development Site Plan or Preliminary <br />Plat, as the case may be. The development schedule shall indicate the <br />approximate starting date and the approximate completion date of the <br />complete Development Plan. <br />This information has not yet been provided. <br />Minimum Project Size <br />• The tract of land for which a Planned Unit Development-General <br />Residential project is proposed and permit requested shall contain not <br />less than five (~ acres of land. <br />The tract in question consists of 5.637 acres. <br />Required Frontase <br />• • The tract of land for which a project is proposed and permit <br />requested shall not have less than two hundred feet (200') of frontage <br />on a public right-of--way. <br />The tract in question has 254 feet of frontage along Fairmont Parkway. <br />Yards <br />• The front, rear and side yard restrictions at the periphery of the <br />Planned Unit Development site, at a minimum, shall be the same as <br />imposed in the respective districts. <br />The setbacks proposed for the facility are approximately 67 feet to the <br />front, approximately 616 feet to the rear, 64 feet to the east side, and 10 <br />feet to the west side. <br />These setbacks satisfy R-2 requirements (30 feet front, 20 feet rear, 10 <br />feet side). There is, however, an additional setback provision that will be <br />discussed in the next paragraph. <br />• No building shall be nearer than its building height to the rear or side <br />property line when such line abuts an "R-1" or "R-2" use direct. <br />Based on a review of the building construction plans that have been <br />submitted to the city, it appears the proposed building will be twelve feet <br />in height. This is when measured as specified by Zoning Ordinance <br />Section 3-100 (page 11). This will require that the setback adjacent to the <br />
