Planning and Zoning Caission • <br />Minutes of October 15, 1998 <br />Page 2 of 4 <br />IV. CONSIDER AMENDING PLAT FOR SPENCER LANDING, SECTION I. <br />Mr. Kneupper presented staffs report. Brad Dill, of B.D. Realty Advisors, <br />requested an amendment for the Final Plat of Spencer Landing, Section I <br />because some of the bearings were left off the original plat and others had <br />been noted incorrectly. <br />Staff recommended approval of the amending plat stating it complied with <br />all ordinance requirements. <br />A motion was made by Sandie Staniszewski to approve the amended plat <br />for Spencer Landing, Section I. The motion was seconded by Hal Lawler. <br />All were in favor and the motion passed. <br />V. DISCUSS STATUS OF SCUP#98-001 FOR TEXAS IMPORT/EXPORT <br />PARK. <br />Mr. Kneupper distributed a draft Development Agreement for the Texas <br />Import/Export Park. Mr. Kneupper reviewed the agreement with the <br />Commission and the following corrections that should be made to the <br />agreement were noted: <br />Article II, Section 2.1: Tie specific uses to assigned zoning. <br />Article V. Section 5.1: Last sentence questionable. Look into. <br />Article V. Section 5.2: Attach exhibit showing sampling for landscaping <br />(consistent with the entire tract). Add sprinkler standards and assign <br />maintenance of sprinkler system. <br />Article V. Section 5.3: Include statement requiring uniform signage <br />throughout entire project. <br />Article V. Section 5.4: In first sentence take out "adjoining property" or <br />clean up wording. <br />Article Vlll, Section 8.1: Traffic Control Plan should be established for <br />the entire project, not just Phase I. Also recommend that an exhibit <br />detailing such plan be attached to Agreement. <br />Article VIII, Section 8.2: Truck traffic should be established for the entire <br />project, not just Phase 1. Also recommend that an exhibit detailing such <br />plan be attached to Agreement. <br />Article VIII, Section 8.3: Limit number of driveways and encourage <br />internal circulation. <br />
