(from the <br />extension towards Fairmont Pkwy.). <br />On the Zoning Map, change R-2 (Medium Density Residential) zoning (located south of <br />North "H" St. and adjacent to the airport) to R-1(Low Density Residential). <br />Multi-family (apartments) may be located along Bay Area Blvd. between Fairmont <br />Parkway and Spencer Highway. <br />Distance/Spacing Requirements <br />Complexes with 50+ units must be at least 2,500-feet from other multi-family complexes <br />of 20+ units. <br />Density (units per acre <br />Multi-family (apartments) should be reduced from. 27 apartment units per acre to 14 <br />apartment units per acre. <br />J Total units per development should be limited to a maximum of 180 apartment units <br />within a complex. <br />Buffering <br />When apartment complexes are located adjacent to single-family residential <br />developments, an additional 25-foot buffer shall be provided in addition to setback. <br />Within the increased buffer, a 10-foot opaque screen, including opaque fencing and/or <br />plantings, shall be required. <br />Landscaping and open space, as well as buffering and/or screening shall be increased <br />from 6°~ to 35°~. <br />Height Restrictions <br />Multi-family dwellings adjacent to single-family residential developments shall be <br />limited to two-stories in height: Any three-story buildings must be located in the center <br />of the apartment complex. <br />Screening/Fencing/Gates <br />Opaque screening shall be provided between multi-family and single-family residential <br />developments. Fencing shall be utilized and limited to 6-feet in height plus the rot <br />board. Fencing materials shall be made from 1° x 4" wood board of redwood, cedar, fir, <br />pine, wrought iron, or a combination thereof. <br />
