EXHIBIT C <br />7.Preparing recommendations for off-site roadway improvements, if necessary, to <br />accommodate the estimated new traffic to the site and maintain acceptable or <br />current levels of service; and <br />8.Preparing recommendations with respect to on-site circulation and driveway <br />spacing per Harris County and City of La Porte guidelines. <br />A. Description of Site Location and Definition of Study Limits <br />The proposed development site is located on a clear, undeveloped 12.3-acre tract <br />at the north end of the Port Crossing Commerce Center, a 295-acre development <br />that sits on the west side of SH 146 between McCabe Road to north of Export Drive. <br />The proposed distribution center site has approximately 740 feet of frontage on South <br />16 Street, right-of-way for a future city street (West M Street) at <br />th <br />the north property line of the site. Detention is located to the east of the proposed <br />building site. <br />Exhibit A1 (located in Appendix A) presents a vicinity map and the location of the <br />proposed development in relation to the surrounding roadway network. Exhibit A2 <br />located in Appendix A, shows the existing aerial view of the subject tract. Exhibit A3, <br />also located in Appendix A, presents the proposed site layout (aerial view). <br />Exhibit A4, located in Appendix A, presents a map of the study area and notation of <br />the traffic control status (signalized or unsignalized) of each intersection included in <br />the study. Intersections included in the study analysis included: <br />1.Fairmont Parkway at South 16th Street; <br />2.South 16th Street at West N Street; <br />3.South 16th Street at Proposed GCP Distribution Access #1; <br />4.South 16th Street at Private Driveway (Vapor Point LLC), 115' S of West N St; <br />5.South 16th Street at Private Driveway (Imperial Crane Service North Driveway), <br />225' S of West N St; <br />6.South 16th Street at Private Driveway (Imperial Crane Services South - 345' S <br />of West N St.); <br />7.South 16th Street at Private Driveway (Compair), 565' S of West N St.; <br />8.South 16th Street at Proposed GCP Distribution Access #2; <br />9.South 16th Street at Private Driveway (Ferguson Distribution), 750' N of Export <br />Drive; <br />10.South 16th Street at Export Drive; <br />Page 2 <br />Voigt Associates, Inc.
