~ ~ <br />• <br />2.60 SUBDIVISION, MAJOR: Any subdivision not classified as a <br />minor subdivision. <br />2.61 SUBDIVISION, MINOR: A subdivision involving less than ten <br />(10) acres of land, which has no common area or reserves, <br />has no adjacent stub street right of ways, and requires no <br />change to the City's Comprehensive Plan. <br />2.62 SUBMITTAL DATE: The date and time specified in this Or- <br />dinance when plans, plats, related materials and fees must <br />be received by the City prior to the next regular meeting <br />of the commission in order to be considered at such meeting. <br />The "submittal date" is not to be considered as the "filing <br />date" as herein defined. <br />2.63 TITLE CERTIFICATE <br />A <br />tifi <br />. <br />cer <br />cate prepared and executed by <br />a title company authorized to do business in the State of <br />Texas or an attorney licensed in the State of Texas des- <br />cribing all encumbrances of record which affect the property <br />together with all deeds recorded from and after the effec- <br />tive date of this Ordinance record which shall include any <br />part or the property included in a subdivision or develop- <br />ment plat. <br />2.64 VARIANCE: Permission granted in writing by the Commission <br />to depart from the literal requirements of this Ordinance. <br />• <br />
