Easements for drainage adjacent to lots, tracts,, <br />or reserves shall be noted on the Plat as shown • <br />in Enclosures 3 to Appendix E or Enclosure 3 to <br />Appendix F, as appropriate. <br />2. Utility easements to be worked out with the public and <br />private utility companies pursuant to the requirements <br />established herein, including but not limited to the <br />requirements of subsection 4.04 (C) above. <br />3. Platting of public streets or easements across rivate <br />easements or fee strips. (see also Section 4.04 (C) . <br />A. A copy of the instrument establishing any private <br />easement shall be submitted with Development Plat <br />or the Preliminary Plat as reflected by the title <br />certificate submitted. <br />B. Easement boundaries must be tied by dimensions to • <br />adjacent lot and tract corners. Where the private <br />` easement has no defined location or width, an effort <br />shall be made to reach agreement on a defined ease- <br />ment. Where no agreement can be reached, then <br />existing facilities shall be accurately located <br />and tied to lot lines, and building setback lines <br />shall be established as specified in Section 5.04. <br />C. Prior to approval of the Final Plat or develop- <br />ment site plan, the developer or dedicator of any <br />subdivision plat or development site plan, wherein <br />public streets or easements are shown crossing <br />private easements or fee strips, shall by letter <br />to the City Planning Commission assume responsibilif <br />
